Wright discusses debt-to-income levels, overextended consumer credit, automated underwriting, property taxes, insurance, electricity costs and the affordability pressure facing both current homeowners and future buyers.
Wright also warns about mortgage fraud, questionable underwriting and loan structures that became increasingly common during the housing boom. The conversation moves into DSCR loans, non-qualified mortgages, interest-only lending and buyers who expected they would simply refinance when rates came down. Wright then explains how she approaches the rent-versus-buy decision and why buyers expecting to stay in a house for only a few years may be better served by renting rather than overextending themselves.
